What are floorplan services?

Home measurement services are just what they sound like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, entryways, and pantries. They might make a rough sketch of the property. Then, the appraiser develops a report and detailed floorplan showing the total area and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services required?

Property taxes

Tax records frequently reflect inaccurate square footage because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you actually own! Unless an appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service will ensure that you're paid a fair price for your home. Square footage is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For real estate professionals

To make sure that your client's home sells at a price that properly reflects market value, we recommend seeking a measurement of the property. Clients, and potential buyers, will appreciate your attention to detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to attract potential buyers since they can review the layout and characteristics of the home before and after touring.
